I thought latent defects for new build covered up to 12yrs?

This is an interesting one. It's hard not to feel heartbroken for those that purchased properties in good faith, only to lose them.

Do developers retain contingency monies for up to x years in case defects are found? If it starts to apply to construction then their will be calls to make it apply to other builds such as software.

I remember those apartments were highly sought after when they were built. There was a waiting list at a time. Some mess.

I remember buying house am in at the minute. Then discovering the insulation hadn't been laid in the loft, anyway on to building control to say u signed off the house, without checking the loft, so they went bck to the builder and instructed them to fit out, this house would  been 4yr old at the time

Is there not usually an NHBC builders cert with new builds that covers things like this for 10 years?
Fairly sure we got one when we bought our house 20 odd years ago.
