Well look if you're voting FFG then you're probably not too clever tbh. Or you own your own home and have no children. Or are wealthy enough that you don't really care

Of course, but as I said, for everyone who is experiencing above average increases there is someone experiencing below average increases.

That said Ireland is too expensive. If some party said that during the course of their term they would reduce the cost of living from 42% over the EU average to 37% above the EU average (hardly that challenging) then we would all be better off. But no party has come even close to a plan to do this.

70% of people do own their own home, things like childrens allowances are much higher than than in the North.

Young people have little enough chance of ever owning one, especially in Dublin.

Even in the country, theres countless stories of young people trying to build and being stopped by ridiculous planning rules

I'd say that FF would be as permissive as any party on planning, possibly too permissive.

The "housing crisis" will be solved by building enough accomodation to meet the demand and house the 25% population increase of the last 20 years.

PS, just read there Tánaiste saying 53,000 housing starts January to October 2024.
Very welcome but 5 years too late.

Not sure why you'd feel the need to put the inverted commas on the term if not to attempt to imply there is no such crisis, but anyway, back to my questions which you've steadfastly dodged so far:

1. Do you trust FFG to solve the housing crisis?
2. Who caused it anyway?

My confidence or lack thereof is of little importance to anyone, except Snap maybe.
Crisis caused by a growing economy from 2015 on and the Governments of the day not being proactive in responding preferring to follow the neoliberal hands off leave it to the private sector.

If as looks likely "FFG" get 45% of the seats I'd hope a left of centre party would join them who would push them into getting the State active in housing provision for those priced out of the markets.

Could you explain how that would work or in what manner it would be provided? It would seem to me only supply and demand alterations could influence house price but would be interested in your ideas on other options.

There is going to be another big crash during the Trump administration. It should bring house prices down.

We virtually stopped building Council houses in the early 90s.
My thoughts are that on State owned land we build
1 Social Houses (as in the old Council Houses)
2 Tenant purchase or Rent to buy for people who can afford a higher rent
3 - Cost price purchase houses, with appropriate conditions re clawback etc.
These could have VAT deferred if necessary to make them cheaper.
