Just wondering if anyone on the board has property let by management companies. How much commission do they charge? Any positive/negative experiences?

over the water companies charge on average about the equivelent  of 1 months rent of that property per year for managing it  ???

In england its 10% of the monthly rent, plus they usually charge £50 a go to call out the handy man to suss out whats gone wrong . You also need Landlords insurance and annual gas and electric checks/certs. If your happy enough giving them money its ok, They will also guarentee your money , if the tenant doesnt pay them, they still pay you.

Ive used agencies before for my props, but currently renting to people I know, so saving the fee.

If you are counting on every penny to pay the mortgage try letting it yourself.They will get plumbers and electricians and charge full whack for little problems and generally cannot get a bad tenant out any faster than you can.A good lease, a record of the previous rent payments and most definetly a months deposit and a months rent up front are the best bet.And never take anyone at face value.
A crowd in Ballina were to let a place for me, the most i could expect was 125 per week and they charge 50 per month, i let it myself and get 145 and save the 50 euro as well.They are not in business to please you or me, money is the last word.

No, i heard its very hard to deal with alot of the clients looking for houses back there and the angel gabriel.Houses dirt cheap there for a reason.I can buy 2 houses side by side there for 130k but would have wicked neighbours and never have a minutes peace.
