A friend who lives in the U.K. is thinking of buying a property in Ireland and renting it out for a few years before retiring and moving into it himself
Can he request background, criminal and credit checks from prospective tenants?
Can he specify no pets?
The house is in a quiet neighborhood with several elderly residents, so he doesn't want anyone who would cause upset to the neighbors
He/She could be threading on shaky ground considering the provisions on the Equal Status Act 2000.
But again, it would be their property and their right to rent to who they want to.

In the UK you can absolutely do background and credit checks. Most estate agents do these now whether its references from employers or former landlords. Cant see ROI being any different. The no pet thing as well should be no issue.

I guess he can request whatever he wants although they wouldn't be obliged to provide (equally, you wouldn't be obliged to rent the property to them) From my experience renting, it wouldn't be the norm though so you might turn many people away by asking for those things; not a problem if the market is bouyant though. Someone could be clear on all those checks and still be a disastrous tenant of course.
Can definitely specify no pets without any issue
